UMM uses the State of Minnesota B3 Benchmarking system to track and examine building performance. B3 uses complex analyses that allows users to compare a building from four major perspectives. This multiple-angle approach helps identify weak buildings and provides confidence that an identified poor performer is truly in need of improvement and will yield significant returns on investment. The four perspectives it offers are: benchmarking (B3 provides an engineering modeling comparison using DOE-2 simulations and B3 energy standards predict expected energy use), peer comparison (which is an evaluation of a building to others with similar space usage, geographic location, and energy code provides true peer comparison. ), Energy Star (which is a simple 0-100 score produced by ENERGY STAR® Portfolio Manager analyzes a building against similar buildings across the US.), and its baseline (A weather-normalized comparison of a building to itself over time provides monthly and annual analysis.)

A description of the B3 program is above. The B3 database also includes a section for the input of water usage. Like energy mode, water mode has the ability to create submeters. This allows potential tracking of pools, cooling towers, irrigation and more. Reports default to a roll-up of site water usage but allows ability to drill down to individual meters as well.The program allows us to benchmark our water usage compared to other buildings in the State.

With regard to IAQ: The University of Minnesota-system has a comprehensive Indoor Air Quality program. At UMM, this program is managed by the Dept of Environmental Health & Safety (DEHS) in collaboration with University Services and Facilities Management. The program has a major focus on preventing and responding to water infiltration from rain and other sources into buildings. There are protocols for water events involving DEHS evaluations and FM standard operating procedures. The program also receives and responds to a variety of complaints from building occupants and tracks trends. The link provided shows the training, information, and procedures that are based on materials prepared for use on University of Minnesota campuses. DEHS staff at UMM follow the protocols established by the U of M system. Attached is the IAQ guidance document (as a .pdf) used by U of M campuses -- which is an evolving draft document.

We are using LEED to rate our buildings. We have two LEED Gold buildings. The Welcome Center (2012) and the Green Prairie Community (2014). Additionally, buildings that Morris constructs must meet the Minnesota Sustainable Building Guidelines (B3) AND conform to the University of Minnesota Board Regents - Sustainability Policy.

Minnesota requires buildings to be built in accordance with the Minnesota Sustainable Building Guidelines which is Minnesota's version of LEED.

We are required to submit data to the B3 database for public buildings in Minnesota.
