Yale Facilites Services is committed to a process of continual investigation into products, equipment, tools and procedures that are safe for our environment and health.
The purpose of these standards are to: 1) limit faculty, staff, student and visitor exposure to toxic chemicals high in irritants and volatile organic compounds (VOCs); 2) protect the natural environment from hazardous chemical contaminants; 3) reduce energy and water use during the cleaning process. These standards will be reevaluated on an annual basis in order to keep current with industry standards, new technology and an evolving market of new products.

A brief description of the energy management or benchmarking program:
Projections: Annually, the Energy Management team creates a “long range plan” model which sets energy budget for the upcoming fiscal year and projects energy use for the next ten fiscal years. The long-range plan is based on climate, benchmarking, planned growth, and system modeling and is used to set goals. Comparisons of “actual” verses “projected” energy use at the campus and building level are completed quarterly.
Capital Program: All new construction and major renovations are designed and built in accordance with Yale standards which involve explicit energy performance requirements, including a target Energy Use Intensity and LEED Gold Certification. Beyond major capital projects, approximately $9M per year is spent explicitly on portfolios of direct energy conservation measures with high returns on investment, which are identified, formulated, and implemented with internal staff and consultants. Buildings are selected for energy investment based on relative energy performance using historic and benchmarked data, night surveys, work order history, energy audit, and retrocommissioning activities.
Operations: Performance in more than 90% of Yale buildings is actively monitored within our Facilities Operations Center using building automation systems. Issues are resolved with internal staff through work order system. Additional initiatives across operations are focused on maintaining and optimizing operations for energy performance, including a newly-formed internal retrocommissioning team.
Metering and Reporting: Yale Facilities supports a network of more than 800 internal meters allowing energy use to be tracked on a building level in real time. From this, monthly energy use data is validated and shared publicly through Yale Energy Explorer. The Carbon Charge Program at Yale applies a carbon charge to monthly utility use and issues a report for actionable information to campus decision makers. Additionally, Energy Management reports quarterly on plant exports and energy performance within 65 priority buildings. The University reports annually on energy use and GHG emissions through public progress reports and The Climate Registry, a third party verified emissions inventory.
Generation: Yale operates two cogeneration plants and hosts more than 1.5MW of solar power on building roof tops. All systems are actively monitored and maintained towards broader energy and GHG goals.

The Water Management Plan details the importance of water management on campus, various approaches taken to date with campus metering, building, irrigation, and process systems, and methodology for analyzing water data and metrics. The plan presents a suite of strategies identified toward the 5% water-use reduction goal and steps toward more comprehensive understanding, and active and adaptive management, of water use at Yale.

EHS Safety Advisors are also assigned to every building on campus and visit each building a minimum of once/year. As part of this visit they conduct a safety inspection and talk to occupants about services provided by EHS.
In addition, there are Aircuity systems, monitored by Yale Facilities Engineering, that do measure air quality on a continuous basis in a few buildings.
Therefore, we do have a mechanism for annual auditing and for occupants to register complaints to EHS.
